This project was conceived by the client’s need to expand the family room and breakfast nook area’s keeping in mind there plans for a rear yard in ground pool, bath house and a family entertainment area. After working on numerous different approaches we came up with the finished product you see. Extended family room with a see through fireplace. A new breakfast nook area allowing the old area to enlarge the overall kitchen. A wet bar area including a separate full bath to be used as an additional bath for the newly created living space and the pool bath once the pool becomes an item. With this design a bonus opportunity came along and allowed us to double the size of an existing 2nd floor daughters bedroom creating a princess suite.

We also were able to finish the exterior of the addition with masonry Stucco and a Canamold trim which is the owner’s eventual finish of choice for future projects on the exterior of the home. We added a door in the laundry room replacing a window thus providing an access through a utility area instead of coming through a finished family room. In addition we removed a master bedroom window installed a door and created a Repunzel type Italian railed balcony overlooking the rear yard. This project took 14 weeks to complete from start to finish including cleaning and all final lawn repairs.
